DOCUMENTS AND PAYMENTS

1What documents should I have at hand to rent the room?

You will be asked some documents to book the room and conclude the reservation.

These documents will allow us to prepare the needed papers to officialise the contract. The information and the documents asked are necessary to properly register the contract.

Hereunder the list of needed documents:

  • Tax code
  • University enrolment or pre-enrolment papers or a currently valid university card
  • Identity card, passport or driving license
2I don’t have a tax code, what can I do?

According to the Italian law to make a rent contract official, it is compulsory to use an identification univocal code also known in Italian as “codice fiscal” (tax code).

Every Italian or foreign citizen is obliged to have one for fiscal reasons.

That is why it is essential for you to have your own tax code.

You have different feasible options to get one:

You can go to one of their offices with your identity card, passport and visa or residency permit. To avoid a waste of time. However, we recommend to call the nearest local office to get a confirmation of the procedure. Sometimes you can also make and appointment.

Italian Embassy in your country

Before moving to Italy, go to the Italian Embassy and make the application official. Sometimes it is possible to carry out this procedure online.

If the city you are moving to is part of the Erasmus project you can ask for help to the secretary of the University you are attending in Italy. They will handle the procedure for you.

However, this is not possible in every Italian city, that is why it is better for you to collect the right information before your arrival in Italy.

For further information, if something is still not clear, you can contact you Apartment Manager.

3Do I have to pay some estate agency costs?

No. 4room4colour4you is not an estate agency; therefore, there are no extra brokerage costs.

4Is the contract shared with the other tenants?

4room4colour4you proposes individual contracts. This means that all the tenants have one contract and their rent. The situation of the other rooms has no influence on your contractual position.

5How long does the contract last?

Our contracts follow the cyclic nature of university courses and in most of the cases they last 12 months.

6Is it compulsory to name a guarantor in the contract?

To have a payment guarantee, the landlord can punt the contract in joints names of two people: the student and a parent/relative who present their income certification (pay slip or income tax return).

In the contract it is clearly stated that the tenant is the student, but, this way the joint holders are obligated to each other and the payment is usually carried out through a bank transfer commanded by the parent/relative.

It is also possible to put the name of the student as tenant and holder and the one of the parents/relative only as guarantor.

7Are there any extra costs besides the rent of the room?

The only extra costs according to the contract are those needed to register or rescind the contract. Both are represented by a single payment of 100euros each and will be equally divided between the landlord and the tenants. This payment will be due together with the first month rent.

ORGANISE YOUR ARRIVAL IN THE ROOM

1Where and when can I enter my new room?

After booking your room you can arrange with your Apartment Manager the date and time to collect the keys and to receive the instructions for you entrance.

2Can I see the room before signing the contract?

If you would like to see the room before booking it, you can directly contact the Apartment Manager. This way you can realistically understand how the spaces and environments are structured.

In the case you have found the right room for you, we suggest you book it immediately online. In some year seasons the demand is very high. Do not run the risk of letting it go.

APARTMENT AND ROOMS

1How many rooms do the 4room4colour4you apartments have?

We have available 1 to 4 rooms apartment.

2Do you also offer double rooms?

No. 4room4colour4you only offers single rooms.

3What bed sizes can I find?

4room4colour4you has different bed types available. They depend on the room size and on how it is structured.

They are, however, always standard sizes.

The typical 4room4colour4you beds have the following sizes: 120x200 or 140x200.

4What do I need to live in my new house?

Your experience with 4room4colour4you will free you from every concern or duty.

For this reason, in our apartments you will already find everything you need to cook: the kitchen is fully equipped (glasses, pots, cutlery, dishes, cups etc.).

The rooms are fully equipped too. Their furniture and design were thought to provide you with the maximum comfort. In every room you will find the bed with its mattress, a writing desk with a chair, a night table, curtains, hangers and other furniture elements.

You have to bring with you the linen: sheets, towels, and a pillow.

5Who are the other tenants?

Your apartment mates will be other students carefully selected by the Apartment Manager who will have checked in advance everyone’s qualifications before renting them the room. You will live with people coming from every nation, Erasmus, or Italian students.

6What happens if I find something is wrong as soon as I enter the room?

When you enter your room for the first time, you will draft a minutes, where the state of the room you have rented is certified.

Every room is checked in advance, and it is cleaned following the standards of 4room4colour4you which will verify every detail.

However, if you find some flaw or anomaly you can report it to your Apartment Manager within 48 hours after entering the room. In this case we will immediately activate to solve the problem.

7Is it possible to leave or send some packages to the apartment before my arrival?

4room4colour4you is not reliable for the reception and safekeeping of any packages.

It is possible to ship packages to or leave them in the apartment only after entering the room.

CLEANING

1Is a cleaning and sanitising service available before the entrance?

The room will be cleaned and sanitise following the 4room4colour4you standards.

At your arrival the room will have been cleaned and sanitised using disinfectants and ozone treatments which make it a safe and healthy place to live in.

The cleaning company works following the most recent laws connected to the Covid-19 emergency.

2What should I do if my room wasn’t cleaned?

If this is unfortunately the case (it happens very rarely), no worries.

Get in touch with you Apartment Manager who will immediately activate to solve the problem.

3How is the managing and cleaning of common spaces realised?

Your Apartment Manager will provide all the tenants with the instructions to handle at best the cleaning of the common spaces.

4Does 4room4colour4you offer a cleaning service for a fee?

Yes, of course!

If all the tenants agree, you can leave the cleaning of the common space to the external cleaning company. Ask your Apartment Manager for further information.

MAINTENANCE

1Are maintenance services included?

With 4room4colour4you the maintenance service is included in your rent.

Every intervention will be paid by 4room4colour4you and all of them will be carried out in a reasonable time depending on the urgency level.

However, it is fundamental to remember that, if problems occur due to a wrong use, negligence, malice or malpractice, our technicians can carry out the intervention charging the costs to the tenants or the responsible person, if identified.

2What should I do if I need a maintenance intervention?

If this is the case, get in touch with your Apartment Manager. Depending on the type of intervention, we will understand how to intervene to solve the problem in the shortest time possible.

To intervene in a correct and fast way, sometimes we can ask to film a short video or to take some pictures to identify the problem correctly.

3How long will it take for the interventions to be carried out?

It depends on the urgency level and on the entity of the problem.

Some interventions can be realised in one day, others can take up to 10 days.

In the case of extraordinary and complex interventions, the needed time can also be longer.

GUARANTEE DEPOSIT

1Shall I transfer a deposit?

4room4colour4you asks for a deposit corresponding to a two-month rent.

It is important to know that, in case of damages, negligence or malice, an invoice will be issued to make the maintenance possible.

You can always rely on your Apartment Manager if you want to report something.

2What happens if I have caused a damage?

If on your departure we will identify damages to the furniture or structure (walls, fixture or floor), our qualified technicians will determine the entity of the damage.

You will be charged with the costs of the restoration.

However, if something like this should happen, we kindly ask you not to wait until your departure, but to immediately contact your Apartment Manager.

3Should I put the bills in my name?

No. The price already includes:

  • Light, water and gas
  • Condominium fees
  • Waste tax
  • Wifi
  • Rent
  • Maintenance
4Is there a bill balance to pay?

No, there isn’t any adjustment concerning the actual consumption of resources. However, if in the apartment a disproportionate consumption is registered a balance payment could be requested. There are, indeed, established parameters to respect.

LEAVE THE ROOM

1I have to leave the room. How do I arrange it?

Find an agreement with your Apartment Manager to arrange the restitution of the room.

A few days before your departure, the Apartment Manager will visit your room and together you will assess the state of it. Everything must correspond to what signed in the entrance minutes.

You cannot leave the room without carrying out the inspection with the Apartment Manager.

2Where do I give the keys back?

In the apartment. You must be there with the Apartment Manager. Make an appointment with him/her to decide the date and time.

3How does the restitution procedure work?

The Apartment Manager will evaluate the state of the room and the apartment, assessing every detail and possible flaws.

After this procedure, you will give the keys back to the Apartment Manager and everything will be written down and signed.

4Do I need some documents for this procedure?

No. You don’t need any document.

5What shall I do when I leave the apartment?

We kindly ask you to take everything with you. This way we can arrange the cleaning service and the entrance of the new tenant.

We also ask you to empty the fridge and the pantry of your food, as well as the bathroom cabinets.

Furthermore, it is important to take away your belongings from the common spaces. If you want to throw something away, you can use the specific condominium bins or go to one of the waste collection centres.
